One of the things that makes Hilversum interesting for home buyers is how different its neighbourhoods feel from one another.

Within a relatively compact city, you can find historic villas, leafy residential streets, apartments near the station, compact family neighbourhoods and homes close to forest and heathland.

Instead of asking which Hilversum neighbourhood is objectively “best”, it is more useful to ask which area fits your lifestyle.

Trompenberg

Trompenberg is one of Hilversum’s best-known villa areas.

Expect mature trees, larger plots and a substantial number of detached and semi-detached character homes.

This part of Hilversum can appeal to buyers looking for:

  • greenery;

  • larger homes;

  • architectural character;

  • quieter residential streets;

  • and a more spacious environment.

Properties here are generally positioned in a higher price segment than many other parts of Hilversum.

Boomberg

Boomberg combines a leafy residential character with relatively easy access to the centre.

Housing varies from larger historic properties to apartments and smaller character homes.

It can be interesting for buyers who want a quieter environment without feeling far removed from shops, cafés and Hilversum station.

Bloemenkwartier

Bloemenkwartier has a more compact and intimate residential feel.

Depending on the street, you can find smaller character houses and relatively narrow streets, often within walking distance of the shops around Gijsbrecht van Amstelstraat.

It can appeal to buyers who value:

  • neighbourhood atmosphere;

  • local shops;

  • character homes;

  • and relatively central living.

Hilversum-Zuid

Hilversum-Zuid covers a broad area with several different housing types.

Parts of the district feature characteristic architecture, family homes, apartments and streets with good access to greenery.

The southern side of Hilversum can be particularly attractive if proximity to forest, heathland and outdoor recreation is important to you.

Kerkelanden

Kerkelanden has a more modern and practical residential character than Hilversum’s older villa districts.

Buyers may find apartments as well as family homes, with everyday amenities relatively close by.

It may suit someone who prioritises practical layout, shopping and residential convenience over historic architecture.

Hilversum Centre

Living close to the centre gives easy access to:

  • Hilversum station;

  • shops;

  • restaurants and cafés;

  • supermarkets;

  • and other everyday services.

Housing here generally includes more apartments and compact properties than in Hilversum’s greener outer residential areas.

For commuters, proximity to the railway station can be a major advantage.

Think about your daily routine

The right neighbourhood depends on much more than how attractive it looks during a Saturday afternoon viewing.

Consider:

  • How important is walking distance to the station?

  • Do you need a garden?

  • Do you prefer a period home or a more modern layout?

  • How often will you travel to Amsterdam or Utrecht?

  • Do you want direct access to forest and nature?

  • How important are shops and schools?

  • Would you rather have more space further from the centre?

These questions can quickly narrow down your search.

Do not judge an area only by average prices

Average neighbourhood prices can help provide context, but they do not tell the whole story.

In Hilversum, individual streets and even different sections of the same neighbourhood can vary substantially.

Property type, plot size, state of maintenance, architectural style and exact location all matter.

When analysing a particular home, comparable transactions close to that property are usually more informative than a broad neighbourhood average.

New to Hilversum?

If you are moving from another country, it can be difficult to know which part of Hilversum will actually fit your lifestyle.

Tell me what you are looking for — commute, budget, space, greenery and the type of home you prefer — and I can help you narrow down the areas worth focusing on.
